After all the lies from Jane, I have accepted that she and I will not be able to work out a resolution to get her to leave. As mentioned in the Passive Income (lol) post, Jane was the first tenant I met in person. She was there the night I did the first walk-thru and was very kind and I got her cell phone number that night. The entire time she’s been there she has mentioned multiple times, “You are going to make so much money on this place”. She came over multiple times and complimented the work I was doing in B’s unit and even gave me a few random beers and an ice pack to keep them cold. I believe this was genuine and kind and not manipulation to stay in the unit well past her time.
Her first move date was November 30th. She established this date sometime in October and I was glad that she wanted to stay the full month of November because I was fully occupied renovating B’s unit and then I wanted to renovate C’s unit. At that time I thought I could finish B’s renovation in ~2 months (October – November) and then C’s studio in 1 month (December). My schedule was a little off, but I finished 2br/1ba at the beginning of December and the studio at the beginning of January. So collecting $1,150 from Jane in November was awesome because it could have been $0 if she left.
At the end of November, Jane comes over and is emotional and I could tell she had to work herself up to walk over and knock on my door to extend her move date. She says that her company gave her a really good opportunity to make some extra money and she was going to take the opportunity and stay the month of December. She mentioned something along the lines of, “I’m sorry that I’m being a pain and screwing up your plans and you are probably mad at me”. I reassured her that I was fully occupied with the renovations on B and C’s units and she had every right to stay for the full 90 days of the notice to leave and I wasn’t mad at her. She left looking and sounding relieved that I wasn’t upset with her and mentioned a couple of times that she would pay December rent in full and on time. And she did.
Ok, so the end of December rolls around and I’m finished with B’s 2br/1ba unit. I hosted Thanksgiving for 10 people and found that setting goals like this is motivating for me and I worked a lot to meet this deadline. B’s unit has been posted for most of December and I’m working on the studio. I can’t remember if I talked to Jane in person or if she called, but there’s a delay in her move. She ordered a moving pod and the delivery company screwed something up and it was supposed to arrive at the end of December but now the drop off date is early January and the pickup is January 6th. I’m not upset about this because I know I’ll still be renovating the studio for a week or two into January but I don’t tell her about my renovation timeline, I just tell her that the 6 day delay is no problem. She promises that she will pay prorated rent and I assure her that everything is good and I’m not upset about this delay.
A shipping pod shows up sometime in early January and she says that she loads it (I never actually saw her or ‘the movers’ load anything into it). There’s now a delay in the moving company picking up the pod, too cold or too much snow, I can’t remember the exact excuse (they start to repeat). The new pickup date is a week later. Jane profusely apologizes and says that she’ll pay pro-rated rent and I agree to this. She will be ‘eternally grateful’ if I let her stay another week.
Mid-January rolls around and Jane has not contacted me with a confirmed pickup date so I reach out. I get the sob story about them canceling and rescheduling the pickup date (snow or cold or some other bull shit). It’s for sure confirmed for Saturday, January 18th, so I ask that she pay thru the weekend since we are going to be halfway thru January and no rent has been paid yet. She’s totally cool with this and sends over the money right away and will be ‘eternally grateful’ if I let her stay until the 18th.
The shipping pod actually gets picked up on schedule so she should be on her way out. Well, of course not because she underestimated how much shit she has accumulated over 10+ years and now she needs ANOTHER shipping pod. Here we go again with ordering a pod and scheduling drop off and pick up dates. How did she not know that she would need a second pod until the first was full? I don’t know… or care at this point.
Second pod incoming on January 31st. It arrives on time. This post is getting long. Part 2 of this saga in another post, I’m starting to sweat re-living this from looking at our texts to get some of the details.
