I have a date with another woman (not my fiancé). Last week I filed to evict a tenant, we have a court date and she was served the summons by a sheriff on Thursday.
I met ‘Jane’ on my first walk-thru of the house I’m renovating and renting. It’s technically a duplex, but it’s set up with a 2br/1ba and studio on one side and Jane’s unit is the other side. Each side has 2 stories, the 2br/1ba is above the studio on the right side of the house and the studio has its own entrance.


The left side will be a 4br/1ba and the right side has a 2br/1ba up top and a studio below.
Buy, renovate (or rehab?), rent, bigger pockets, bigger pockets… I’ve been on a bigger pockets binge and it gets me gassed up (so thank you bigger pockets). The house had 3 tenants and all were served a 90 day notice to leave back in September 2024. The first tenant to leave was B. I called B after my closing and had a short conversation with her. She slurred her words and was slow to respond, but I’ve never met this person, so I don’t know if that’s normal or not. She said congratulations on buying the house. I then asked what her lease was with the previous owner and mentioned that I planned to continue this lease while she was there. During the closing I received prorated rents (something like the first 10 days of the month) for the other 2 tenants (Jane and C) but not for B, so I was confused and trying to figure out what was up with B’s lease situation and was told that she paid mid-month. Btw, all leases were verbal and month to month, this was the game of telephone I got from my agent, their agent and then the previous owner. I received mobile screen shot of a text message with the name and rent amount of each tenant (that’s it, just 3 first names and dollar amounts). Legally bullet proof!

So I called B to get a conversation going and to confirm that rent was $900 and that she was on month to month. I then asked what day she pays rent because I heard that her lease started in the middle of the month. She responded something like, “You know what, I’m not paying you anything and I don’t think you have any legal recourse to do anything about it. This all happened so fast and it’s bull shit.” I was kinda shocked/surprised and was trying to decide if I blow up and tell her to FGY and I own this house now and you will play by my rules or if I stay cool and let her vent it out. She then said that she had already scheduled movers and that she would be out in a day or two. I decided that this would be a great outcome if she moved out in 3 days instead of the 90 days she legally had to move out, so I let her take the win. She was given/served the 90 day notice but didn’t actually sign it, so I’m thinking we were in a grey area legally. Plus, it was the 11th of the month and I already gave notice that I would be out by the 31st of the month in my current place, so I needed one tenant to leave or I would be looking for a mid-term AirBnb. I told her “OK, I understand what your plan is” and that was the end of our call.
B had movers scheduled in the morning one day so I went to the house after work to confirm that she was moved out. I called and left a VM because she didn’t call/text that she actually moved out and I didn’t want to walk in on her. After I left the VM I went into the house and there was a lot of shit still there, most was junk and the kitchen was fully stocked. I called her again and she did pick up and said that she needed ‘just one more day’ to get her kitchen stuff (she sounded completely different, not slurring her words and was not as cocky as the first ‘recourse’ conversation). That was fine with me because it’s just less shit to throw away. So she texts me the next day and says that she’s fully moved out!


I got a free (and working) KitchenAid mixer!
